3 questions to ask your home inspector

Before hiring any home inspector, we suggest that you ask him or her these 3 questions:

1. How many inspections have you performed?

This question will immediately tell you a lot about your inspector’s level of experience. An inspector who has performed “dozens” or “a few hundred” inspections does not have a lot of experience. An inspector who has performed “thousands” of inspections over a decade or more has significantly more experience. Experience counts in every profession, including for home inspectors. When making what will likely the biggest buying decision in your lifetime, you will want to choose an experienced inspector.

2. Are you a part-time or full-time inspector?

A part-time inspector clearly does not have the time to stay current with the latest building trends and codes. A part-time inspector will likely have another full-time job. In comparison, a full-time inspector is committed to learning all he or she can to be the best at this profession. Yes, this is a profession that requires extensive training and continuing education and a full-time commitment.

3. Are you ASHI Certified?

This one question will tell you how committed your inspector is to being the best. An American Society of Home Inspectors (ASHI) Certified Inspector has made the strongest industry commitment to this profession in terms of quality inspections and ethics. An ASHI Certified Inspector is the best of the best.
