Having performed around 16,000 inspections since 1990, I have seen nearly everything. I’ve also heard almost everything.
I have found that 99.99% of those I’ve worked with in the real estate industry over the past 31 years are highly ethical and truly care about their clients.
In recent weeks, though, I’ve heard a few disturbing comments. Sadly, friends and clients heard these comments from a couple of people in the real estate industry. I would consider these comments to be huge “red flags” that point to potential conflicts of interests or professionals who might not always be looking out for the best interests of those buying homes.
What comments have we heard?
Whenever I hear someone make this comment, I wonder, “What are they trying to hide?”
Even if the home is being sold “as is,” it doesn’t mean you shouldn’t schedule a home inspection. Think about it. Even if you got a great deal on a used car, wouldn’t you still want your trusted mechanic to examine it — especially if you’re making an investment of hundreds of thousands of dollars, like you do when you’re buying a home? Of course you would — with that much money at stake!
The bottom line is, “Yes, you need a home inspection when you’re buying a home! This inspection is designed to protect, educate and inform you.”
Even if a real estate agent “recommends” a home inspector, it doesn’t mean you have to choose that inspector. In a few cases, real estate professionals may get a little too “cozy” with a specific home inspector. Because of this agent/inspector relationship, issues in the home might be overlooked, which can end up costing home buyers thousands and even tens of thousands of dollars. Whenever a real estate agent strongly recommends an inspector — or tries to persuade you to not use an inspector — you should see a huge red flag.

Go to his or her website and actually invest the time to talk to the inspector to learn more about his or her qualifications and experience. Do this before hiring any inspector. When you’re buying a home, you will want to hire an inspector who will look out for your best interests. After all, you’re paying for this inspection! You deserve the best, most thorough inspection because this is your hard-earned money!
On rare occasions, an agent may actually harbor a little resentment toward an inspector or inspectors who “busted” one of their deals, causing the agent to lose his or her commission on that home. On the other side of that transaction, though, is likely a potential home buyer who is very happy they did not purchase a home with major issues that might not have been found with a less-than-thorough home inspection.
